The Existing Roof
The existing roof on this Kaikohe home was approximately 50 years old and had reached the end of its serviceable life.
The original roofing was fixed using older lead-head nails and incorporated lead-edged flashings. Significant rust had developed across the roof, and there was no roofing underlay beneath the existing iron.
Without an underlay to help manage moisture beneath the roof, condensation was also contributing to an uncomfortable and damp home environment.
What We Found During the Reroof
Once the existing roofing was removed, we were able to inspect the roof structure properly and found a couple of timber purlins that had been affected by rot.
These issues can be difficult to identify while the old roof is still in place, which is why a reroof is also an important opportunity to check the condition of the underlying structure before the new roofing system is installed.
Repairing the Roof Structure
The damaged sections of timber were repaired before any new roofing materials were installed. This ensured the new COLORSTEEL roofing had a sound, solid structure to be fixed to and avoided covering over problems that could cause issues later.
At Flood Roofing, a reroof is about more than simply replacing old iron with new sheets. We inspect what is underneath, address any issues we find, and make sure the roof structure is ready for the new roofing system before installation continues.
With the timber repairs completed, the roof was then ready for the new synthetic underlay and COLORSTEEL MAXAM® 5-Rib roofing.
Installing the New Roofing Underlay
One of the biggest upgrades in this reroof was the addition of a modern synthetic roofing underlay beneath the new COLORSTEEL roof.
The original roof had no underlay at all, meaning the old roofing sat directly over the roof framing. As part of the replacement, we installed a new synthetic underlay before the COLORSTEEL MAXAM® 5-Rib sheets were fitted.
The underlay provides an additional moisture-management layer beneath the roofing and helps manage condensation that can form on the underside of metal roofing. It also adds another layer of protection between the exterior roof covering and the structure below.
This brought the roof up to a much more modern standard and created a better overall roofing system for the home.

New COLORSTEEL MAXAM® Roof
The new roofing system was installed using COLORSTEEL MAXAM® 5-Rib in Mist Green.
Unlike the old lead-head nail fixings, the new roofing sheets were secured using modern roofing screw fixings designed for today's long-run steel roofing systems.
New COLORSTEEL box gutters and downpipes were also installed, giving the property a complete roof-water-management upgrade rather than simply replacing the roof sheets.
